A lender is going to be your best bet in answering your questions. What many consumers don't know is that when you pull your own credit report, whether you get the free one or pay for access, you're not necessarily getting what a lender will see. They are also going to look at more than your credit score. I would recommend calling a lender who will pull the report and tell you what you need to do to qualify for a mortgage. If your scores ARE what you're saying they are, they may have specific recommendations that can make a quick impact on your scores and get them into a range for a mortgage. Sometimes it's as simple as getting a prepaid credit card and making small purchases and paying it off. Find a buyer's agent, tell them your situation, and they should have a list of lenders willing to help you. If you don't have one, click on my profile, I have a list. Good luck! ... more

You should contact a REALTOR who will be able to look up the property in the MLS (if it's listed for sale). Just because it's a foreclosure, doesn't necessarily mean it's for sale yet.

FYI -- Trulia is just a marketing site and isn't a real estate company.

The water and sewer are always leaking, there is NO insulation, and the doors and windows have 1/4 gaps around 60% of the space...so I am getting slammed by Easley Combined Utilities, but it is not there fault so much as the slumlord I rent from. ... more

It's impossible for a lender to issue an accurate pre-approval rating without running clients' credit, examining their income, and running the loan through an automated underwriting engine. Here's an article from Mortgage News Daily on the critical distinction between a pre-approval and a per-qualification (which is essentially meaningless): http://www.mortgagenewsdaily.com/channels/community/321282.aspx#{uname=trood} ... more
