Looking at a future market analysis of the area, the market is in a great position right now....partly economy, but mostly a lack of housing in the Anchorage and surrounding areas. Due to this shortage, market experts only predict our market to continue to stay strong. Whether it goes up is the question, but experts all agree the chances of the market going down are much less likely in the Anchorage/Eagle River areas. I'd say buy now!! Great time to buy and Eagle River is a fantastic community with so many awesome areas! You can't go wrong with Eagle River!

In Eagle River, all the REO's are listed by agents and any agent can assist you in making an offer and represent you and the bank pays our commission. I've had some foreclosures where the bank would barely budge off their list price and offered very little in concessions. Other times, the banks have accepted a very low offer and the paid all the buyers closing costs. It's best if your Realtor does research and attaches a letter to your offer when submitting it to the listing agent that explains why you are offering a low offer (I'm talking drastically low, say 10% or more off the list price). I just submitted one today where I supplied the listing agent with the last 4 sold comparables for that neighborhood showing that the house was priced too high to begin with and a list of items that needed fixed in the house that the buyers would have to pay for out of pocket after closing. As others have said, you can't list on Trulia unless you are listed in the MLS. For around $300 you can get listed in the MLS with a flat rate listing company, which you can find easily online. They will not provide you any of the services or value that a Realtor will, but they will get you in the MLS, and that's a huge consideration. Once in the MLS your property will have more visibility. You'll have to figure out how you'll want to deal with agents because the MLS is how agents find houses, so they will likely come calling once it's listed. If an agent brings you a buyer that's easily worth a commission, because selling your house without buyers is quite difficult, so give that aspect some thought. It is also true that having a listing agent of your own might afford you some advantages and protection that you don't get on your own, but you have undoubtedly already considered that.
