I agree with Roaring Fork Resident, Eagle Ranch is a disaster. The houses are to big, energy inefficient and badly build. Just ask some of the home owners there.

If you come from Chicago this is the place to be. Politics are Chicago style with a lot of bribery involved. Recently the Major and a board member did a trip to Florida to visit a developer which has ties to the business the board member is running. They are building a lot of trails and guess what the Major is working with that trail builder. Great stuff you can't make that up.

Since a shopping mall has been approved in 2012, Eagle has totally stalled. You would be stupid to open a business here. One the other hand this shopping mall probably will never be build.

Eagle has great weather and it looks good on paper but make sure you make a informed decision before you buy a house here.

As of today, there are 12 short sales and 12 bank owned properties available through our Vail Board of Realtors MLS. They range in price from $115,000 to $2,595,000. Please contact me if you would like any specific information. There are other homes not listed, bu they are hard to pursue. Often banks plan on offering these homes through brokers, when their REO department is ready to divest of the asset. I did just close with a buyer on a short sale that was not listed for sale and after a year of diligent work, he closed on what was a super value! You may need to live with roommates, but it is possible. Rooms are going for approximately $500-$700. You will pay about $900-$1000 for your own place.

Keep in mind that food and entertainment are more expensive in the Valley.

Most people don't mind this though, because of the amazing opportunities that living in the valley present! Hike out your back door, ski every day of the week, fishing, camping, snowmobiling....

There are kids and families walking and biking everywhere in Eagle Ranch! The Village homes usually have smaller lots but if your budget allows $500k plus, then you can easily find a half acre or larger lot. There is an another community in Eagle called the Terrace that is less expensive but is known for larger lots. Please let me know if I can help you further!
