8 to 10 hours is a lot of time if it don't take more, to put in as they have to find you places that are active, make calls, set appointments, and then take you around show them, then that don't even include the prepping of offer, negotiating, helping you with inspections, and any mortgage issues keeping them in line, and sometims a lot more, and talk with both sides, keeping the flow going, and not to mention the lawyers... Its a lot of work doing what we do and can be stressful to say the least!

Then you wan to cut the commission to 1.5%?! Thats not right! We work really hard, and fight for you, and have much to do to help you get your home, your basically asking an agent to work for nothing... and we don't all make 3%! We make what the selling side is willing to give us, and we have to split that with our brokers.... You need your agent to do all this items, even is your most intelligent person on the planet its our job and what we are licensed to do!

Sorry, but your comments are so out of line, and the "hungry agent" part is degrading to what we do for you the buyer and the sellers! I hope this helps you understand all we do for the small commission we make!

If you mean "low maintenance" as smaller yard that is maintained, I would suggest a brand new development right in front of the river frontage at

There are more but that is one I haven't seen anyone mention that is pretty cool and so close to the greenbelt.

The best way of finding out what the current status is of any property you are interested in is to have a real estate agent look the property up in the multiple listing service. It does not cost you anything or obligate you to anything for someone to help you. If you already have a real estate agent, please ask them to do this research for you. If you don't have an agent, you can send me the address of the property and I will let you know what is happening with this particular property.

If you are looking to purchase a home, there is no expense out of your pocket to have a real estate agent represent you and your best interests. The homes in the multiple listing service have agreed to pay the agent that brings the buyer to the property upon closing a certain amount for the transaction. By working with an agent, you have someone that can answer any questions for you and help you to navigate the process.

There is a reason why appraisers have to be licensed and why they go through an apprenticeship program first.
