I agree with Roaring Fork Resident, Eagle Ranch is a disaster. The houses are to big, energy inefficient and badly build. Just ask some of the home owners there.
If you come from Chicago this is the place to be. Politics are Chicago style with a lot of bribery involved. Recently the Major and a board member did a trip to Florida to visit a developer which has ties to the business the board member is running. They are building a lot of trails and guess what the Major is working with that trail builder. Great stuff you can't make that up.
Since a shopping mall has been approved in 2012, Eagle has totally stalled. You would be stupid to open a business here. One the other hand this shopping mall probably will never be build.
Eagle has great weather and it looks good on paper but make sure you make a informed decision before you buy a house here.... more
What you're looking at is a FAKE RealtyTrac listing. They post these fake foreclosure listings, trying to get people to sign up to receive their "free" list of foreclosures. The truth is:
1. ALL foreclosures WILL be listed in the MLS with a REALTOR. You don't need to sign up for any free list. (and it's usually not free).
2. RealtyTrac (and other sites like Zillow) post these fake "foreclosure" or "pre-foreclosure" listings because a seller is behind on their payments the the county has filed an NED with the county (Notice of Election & Demand). This is the very first step in the foreclosure process, but not all of these homes actually get foreclosed on. Many times the owners get current on their payments and can stop the proceedings. Just because it's listed as a foreclosure doesn't mean it is. It may never come on the market.
3. If you're thinking of buying, you should be working with a REALTOR as your Buyer's Agent.
