The way real estate websites work is they charge realtors monthly advertising fees to have their pretty faces on listings they pay for. In addition these realtors are offered to have their listings show up first in searches BEFORE any For Sale By Owner listing. Your home is being advertised on Zillow and Trulia for free. Those "Premier Agents" who appear on your listing paid for your listing so in their mind, why should you have your listing show up first before theirs. Realtors are basically telling you since you didn't pay and you don't want to work with a realtor, you need to get in back of the line. ... more

My friend is a broker and he recommends to get a professional service done, because it's worth it. Even if the property doesn't sell for asking price. In her experience, she vouched that this helps buyers feel that the home was taken care for.

If your question is, How Clean is a Seller Required to Leave the House After Moving Out? Depends if it is from a bank or private seller, but read about it here https://www.thebalance.com/how-clean-should-a-seller-leave-the-house-1798976.

A few years ago when I purchased a home. I looked for a clean home and the one's that were not, nearly made up my mind instantly . The staging whether furnished or not, is important and to me, does include carpets cleaned.

That is a great question. If you paint it go with a neutral color for sure. We are primarily a property management company that handles sales for our owners from time to time and always go with a light beige color. Everyone's furniture matches! If you offered up a paint allowance, offer around $2,000 which is about the going rate for a 2500 sf house depending on the painter. You will save on paint and supply cost, too, by just offering up the allowance. I think this would be a good way to hook a buyer as some folks may just plan to paint the home themselves and spend the allowance to dress up their new home in other ways. Good Luck in getting you home sold! ... more
