I have run into this same situation. A nice house listed for way less than what it should list for. But, being curious and really wanting it to be accurate, I contact with the information listed, only to find out that the person is not available to show the house or is not in the country, or the keys are with a friend. These are all red flags for a scam taking place.

What I have now gathered is this; if the listing to good to be true, it probably is, what you may think is a nice house in a nice neighborhood and it is listing for far low than you think it should, keep scrolling. If the listing boasts 3 or more bdrms and 2 bath it is usually going to run at least $1000 or up. Some of the houses are 50-60 yrs old and still list over $1000. Davis Park, Parkwood, Grandale, Southpoint, and Woodcroft. All are pretty good neighborhoods. Davis Park is fairly new with lots of amenities (can be expensive but it is new), Parkwood is old (70s/80s) with a few community pools, is probably the best neighborly-wise and close to shopping, Grandale is next to Parkwood and has newer homes, offers a lot of Parkwood without living in Parkwood, Southpoint has all of the shopping within walking distance, and Woodcroft is as close to Southpoint as Parkwood (maybe a bit closer) and has a swim club, tennis club, walking trails and easy access to I-40 and hwy 54. ... more

The Durham market is a great one for rentals so if you have to relocate after one year you should have no problem renting your new home which equals some additional income. Most real estate agents do not handle rentals. However, there are rentals listed in MLS and any of us can send those to you. I have several past clients who rented first, then bought. They found their rentals houses several ways, the best being these 2: Craigs List and ChapelHillrent.com. You can also look at other sites online. For those that are listed by property managers, you generally need to put in an application with a fee. You could end up wanting to see 5 properties all managed by different companies with their own applications and fees.

Is it worth doing this? When the rental market is tight, it is definitely worth it because the rental will go to the applicant who has already been approved, just like buying a house. Before you do this, it is worth researching what is available for the dates you want.
