Robert A Whitfield Broker answered:
There are many skill sets that are important in getting a home sold in addition to getting the highest price - one is having the credentials to refute any bad calls the buyers inspector makes. I have over 25 years experience in that are area, and that has saved our sellers thousands. Sometimes you can't always rely on historic data - neighborhood prices can be depressed by agents who set prices too low over time - I seen that on a few occasions handled it successfully for our seller. It is as important not to leave money on the table, as it is to price right - or price too conservatively in order to make a fast easy sale. ... more

Alison Hillman answered:
You can contact the listing agent who will be able to help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's Trulia listing and you will be able to start a dialogue.

Please let me know if you have any questions or if I can help with anything else. I am happy to be a resource for you. Good luck with the search!

Best,
Ali

Hello Barb -

The lot for this property is 21,700 sq. feet or .498 acres, so just about a half acre lot. How big or small of a lot are you looking for?

I can run a search for you in a particular area based on lot size.

Stephanie McCarty answered:
Hi Jennifer. I have been showing a couple in and around Dunwoody for the past two weeks, in the same price range. I've seen alot of properties. What exactly are you looking for because I may have already been inside a property that would perfect for you.

If you would like to share some details with me, if you are not already working with an agent, feel free to contact me via email at stephaniemccarty@remax.net.

Sorry that we can't be of more help - if the listing agent doesn't take or post pictures, there is no place that we can pull them from in order to show you online, without going to the house.

Thanks.

The listing at 5277 Winters Chapel Road is active Spencer, but is being sold as is. It needs work, according to the FMLS data and is Subject to Bank Approval. You would need to see it and decide if it's tenable. Good Luck!

In some of these cases though, the second is only being offered pennies on the dollar, so I can understand their recalcitrance at helping the first get close to whole at their expense.

Bob And Cindy Fowler answered:
It is recently listed for lease because it's been on the market for 7 months and no contract. Originally priced at $359,900 and lowered to current price. Some sellers think they can lease their homes and wait out the market. Good strategy if you can cover your mortgage with a quality tenant. ... more

Robin Lanese answered:
Cheryl,

As long as there is sewer in the street you may paid the country to install a service line and meter. If not the entire street must agree to tie in for a complete sewer line to be installed in the neighborhood and then along with the sewer fees the each household pays an assessment fee.

There are still some benefits to septic systems. No county sewer fees monthly. Simply what is to go down and keep the bacterial content up. According to the age of the property and the amount of use, the only maintenance needed maybe having the tank pumped.

I hope this is information is helpful toward making your decision. Let me know if I can be of any further assistance.
