Hi, we are extremely familiar with The Manhattan. In fact, we sold these homes for the developer. It is a great building. One of our agents even purchased a two bedroom in the building.

HOA's run from $250 for a one bedroom up to $495 for a large two bedroom.

Owners love the location and its easy access to I-285 and all the shopping you can stand including COSTCO and fine restaurants.

Currently there is only 1 one bedroom home with an asking price of $247,000, 786 SQ FT and $240 HOA's.

Another great buy in the area is Prescott at Park Place. This is a mid-rise with 5 or 6 stories.

I'm her to answer all of your questions on this building or any others. We are the condominium specialists in town.

The one thing that I can offer you is expert representation which is a must in any negotiation and the opportunity to earn a buyer rebate with me at up to 1.5% of the sales price. You can read the details of that very popular program at www.duffyrealtyofatlanta and go to the "buyers" tab. Great answers Gene and Frank.. ditto both of you. I am a REO listing agent who knows how to deal with banks. Also, a registered HUD agent to help you make offers on HUD listed homes of which you do need a HUD agent.
