I am listing agent number 2 on this and we just closed. The monthly condo fees are $305. They are on the MLS I am not sure why they are not showing up on Trulia. Let me know if you need more information about this community.

Reliable data is nearly IMPOSSIBLE for the consumer to find.
Even those who should know their stuff have great difficulty.

For example, a bank owned property was sold recently in Dunedin. (published Dec 1, 2014)
It was initially listed for $305,000.
I visited the property when the list price was reduced to $289,900.
At that time I completed a CIS Score with projected the 'sold' value to be $240,205.
This home sold for $235,000!

So why did the bank price the home originally at $305,000?
This is important and should ALARM every home owner.
The bank simply used the random number applied by ZILLOW!
.......which proved to be 29% off target...AGAIN!
At that time, and today, Dec 1 2014, Zillow's guestimate is $305,303.
Banks are relying on Zillow for values. This should be setting off alarm bells.

As a consumer you have many websites to visit that provide numbers that way too many folks interpret to be value related. Even the assessed value you refer to is the TAX ASSESSED value. These values ALWAYS lag the real market value significantly. The tax assessors website goes further to explain there is a built in separation between the REAL market value and the number they publish as Just Market Value. The result in Pinellas County is the Just Market Value is not intended to be the real market value.

As you can see, LENDERS are picking random numbers provided by Zillow and consumers are being fed random numbers that are meaningless in regards to real current market value.

It sounds self serving, but you really need to consult with those who help in the purchase and sale of dozens of homes every year to get a grasp on the actual value of a house. Those of us who are qualified, have had to create our own models based on real data in order to provide buyers and sellers data that empowers them to make informed decisions.

I can't answer your 'WHY" but I can certainly give a detailed accounting regarding 'Why" the CIS Score is the best resource available.

As Tim pointed out, real estate professionals DO include association fees, age or pet restrictions, eligible financing, what services the fees include, and much, much more. However, that data is not displayed by NON-PROFESSIONAL websites like Trulia and Zillow.

If you have interest in the Patrician Oaks, Douglas Arms or Heather Lakes communities, you will find it beneficial to use professional websites or simply pick up the phone and call a local REALTOR and get connected to the local Mulitple Listing Service.

The Maint. Fee @ Hunters Glen is $280/mo. & includes just about everything as well as cable & Escrow Reserves. The R.E. Tax on the unit you requested the info on is $695/yr. & shows it is not currently Homesteaded.

However, this particular condo unit was Sold on 10/24/2013, so it is no longer avail. There is another one in this complex currently listed, but the Listing Price is in the $60's. If you would like info on this one please feel free to contact me at your convenience.

Looks like you are asking about the condo fee for 1120 Castlemay in Scotsdale which appears to have been Sold & just recently Closed.

However, there are several others in Scotsdale that are currently avail. from $50K to $62,900.

If you are looking to buy a property in Florida I strongly recommend you do work with a buyers agent, a Realtor who works with you the Buyer and on your behalf, no fees in most if not all cases to you the
Buyer if the property is listed with another brokerage, just your Loyalty and Commitment to just one
Realtor, your personal Buyers agent!

They should be listed on the MLS, and are normally accurate. That being said however, it would not be the first time they were incomplete. Associations can vary widely in fee structure. Monthly costs, yearly costs, etc. It is also important to know how many vacant units there are currently. It can affect what future fees need to be collected. I work with buyers and sellers and one quality that buyers like about condos is that it is low maintenance. A management company takes care of the grass cutting and weed pulling. It's easier Florida living but it depends on what you enjoy.

As far as an indication if a condo association is financially sound check to see if they have escrow reserves. Escrow reserves can be used as a tool to see if a condo association is financially sound and financially stable.
