I would just like to inform all prospective applicants to Colonial Grand at Pleasant Hill that there is a mandatory cable fee of 50.00 added to your rent each month. There is no way around this so please be aware of this. There is also 50.00 set up fee for the cable that you are required to have. In addition to all the other fees associated with relocating. The staff may not mention it so please keep this in mind when budgeting your monthly rent options. Unfortunately it was not disclosed to me until after I had applied to the apartment. Of course like most they would not own up to their mistakes so I lost my 50.00 for the application but I think I escaped possible future headaches from this community.
Deryk is somewhat correct but I don't think you need to find a whole bunch of options for what you need. Narrowed options seem better to me. I found 5 options but that means going up to the $1400-$1500 range and maybe meeting owners and making them the offer of what you want. Any owner wants to have good tenants so they sometimes can work on the rental rates with you. If most real estate investors played the right game they would also know that people stay in a home longer when they have pets. BUT, most of the homes I just found, were probably not owned by RE Investors and their agents probably are telling them not to allow pets. But you have to try somewhere.... more

Did you have an agent assist you when you were filling out the rental application form? Usually, the person you leased you the town home will let you know what fees and utilities you will be paying for. In most cases, the owner of the town home will continue to pay the HOA fees. It should be in your lease agreement what the specific terms and requirements from you are.
You can always check on georgiapublicnotice.com to see if your town home is currently in foreclosure or not -- or if any home in Georgia is currently undergoing foreclosure or have been, etc. etc.
Not paying HOA fees won't affect the tenant but more than likely, the home owner since your name is not on the mortgage. Or just ask who you are leasing from all the questions you have so that you will hopefully get an honest answer in return.... more
One thing to tell your friend is that he is not the only one that has experienced this same problem, certainly over the past few years. Thousands of people have gone through a bankruptcy and that is one reason that the rental market has been booming the last couple years.
So generally speaking a bankruptcy is not a deal killer for a landlord IF the potential renter has an income and also demonstrated a history of paying his bills on time. Chances are the answer is IN your contract, go read it again, maybe several times. An Attorney can help, but if you can't afford that you can find out a lot through a careful study of the contract. If there's nothing in there, take a look at the total amount of money at stake, 2 months rent. Chances are, that will be enough to convince your landlord it's worth coming after you. It is likely in your best interest to work with them to find the least painful option. Best of luck...... more
For an FHA mortgage, most lenders require a 640+ credit score for the last 2-3 years now. Prospect Mortgage is one of the few direct lenders to offer an FHA 580-639 FICO loan program. Credit profile is a major factor in a mortgage approval. Generally, there should be no late payments, new collections accounts/charge-offs/liens/judgments in the last 12 months. HUD does require that all open collection accounts must be paid in full if their cumulative balances exceed $1,000.
If you had any mortgage lates in the 12 months preceeding the short sale closing, then HUD requires that you must wait at least 36 months before you would be eligible for an FHA mortgage.
