Real Estate Agents are not allowed to comment on a variety of topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent. Visiting the area and making your own determinations about what is best for you is the way to go.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Determining to the answers to questions on any of the topics listed above is something that you would need to do on your own. It is up to the individual to make their own determination about a specific area. If a Real Estate Agent were to comment on such a thing, it could be steering which is a prohibited act.

Dear Tina,
My husband is a Gwinnett county police officer , he actually works in Duluth everyday. I know the area very well since I lived in Dultuh for a few years. There are areas that you want to stay away from due the break ins and robberies. As long as you stay away from the apartment complexes on certain streets , you should be fine. Duluth is also a fine, nice and pretty city with beatiful homes but you have to know how which locations and neighbourhoods are better. The only way to be certain is to have a mold inspection done by a professional inspection company. If you would like a referral to one give me a call or send me an email. There is not a database of homes/properites that have been "infected" unfortunately, so it is always buyer beware!

Get involved in your local Chamber of Commerce, Church, neighborhood association, school, ect. Run an ad in your local newspaper, I put mine in the sports section. Do lots of volunteer work. I had alot of response years back on a magazine that was geered to the homeowner with great articles, ect. That really got me started. I focused on a great older neighborhood and two other smaller ones. The extra mags i took to the hospital and drs. offices and set them out in the waiting rooms. After 2 years i stopped and i recieved so many calls from people that missed recieving it, even the drs offices. The cost was 0 to me. the inside cover and back cover was paid advertising by mortgage co. attorneys, ect. ... more

I have lived in Sugarloaf Country Club for over 10 years and specialize in Sugarloaf real estate. Safety is not an issue for homes along Sugarloaf Parkway. The community has excellent fencing and is not easily accessible from the outside. The security teams have toughened standards on allowing anyone access. Everyone must present a picture ID. On the noise, it really depends upon the specific home. There are cypress trees that line most of that perimeter. Many of the lots are positioned to where this is not a problem. However, this may affect resale value and is a serious consideration.

If you want to see exactly where the homes are located, my website has a Google map search that shows all the homes for sale on each street. It also shows a Microsoft Virtual Earth "birds eye" view which allows you to see the lot position in relation to the street.

Living in Duluth for over 25 years Duluth has really grown but kept that small town feel. The city of Duluth has done a wonderful job keeping the area looking beautiful and many neighborhoods have strict covenants which help to ensure that the homes and yards are maintained. If you haven't been here yet to look I think you would really benefit from coming down and seeing what Duluth has to offer. You will love the convenience to major highways, shopping, schools, parks, an arena and civic center.

I would walk around in Duluth at any time of the day or night (provided is not too cold) as allways different places have different conditions and as my colleages stated it is necessary to request reports from the Gwinnett County Police Department.
