That is one of the most desirable in our state! Properties like yours often appeal to empty nesters, busy professionals and others. But the property could make your breakfast, serve it to you in bed, clean itself and still not sell if you haven't priced it properly or effectively communicated the value.

Remember the marketing mix from school?

Product - Have you kept the property clean, show ready and allowed for showings?
Price - Does the price align with other similar properties that have sold in the area?
Place - Has the story been told about all that your community and Duluth offers?
Promotion - Are you finding the property at various sites online, signage and post cards?

Finally, have you seen two listing numbers for your property (due to the two local services)?

Hopefully, you can have an insightful discussion with your agent on the right adjustments to get your home sold.

JC,

I'm a little late to this thread, but wanted to respond. A professional appraiser would be the best resource to obtain the "Value" of your property. However, I too would welcome the opportunity to provide a broker's price opinion based on the most recent comparable home sales, property condition and other available statistics. It also helps that our office is right here in beautiful Duluth GA.

Thanks

Thank you for all the feedback. I've got quite a selection of realtors and brokers to choose from here which is exactly what I wanted. I will be contacting a few of you.

Josh....you're partially right about your statement. I am selling something - a home! That's kind of why I posted this so I could find a realtor/broker to sell our house. :) ... more

Lee,
I just saw your post, thanks. I didn't say that I don't like Duluth, I also think it is a very nice place to live...hence my surprise that there seemed to be little interest in the area.

I don't quite understand your comment regarding my house being overpriced - "I know that, and I also know nothing about your particulars. I'm not looking at it online. "

So you mean that the fact that the house hasn't sold (in 3 weeks at the time of my original post) is the only indication that you need that it is overpriced? Seems a little simplistic to me, considering that the house has some unique features that have limited appeal (only one room in the entire house has carpet).

Judy and Andy seemed to have it right, as I have had a lot of activity on the house since the 4th of July weekend, and have received two offers and strong interest from a couple others.

In any case, thanks to everyone for your comments.
