You really need a buyer agent when dealing with a subdivision agent or builder. I have NEVER encountered a homeowner who purchased alone in a new subdivision who did not have regrets. You will be at a disadvantage every step of the way. You are probably thinking, "it's new construction, how difficult could it be?"

If the contract is not signed, find a good buyer agent in your area and you will be glad you did so.

Falcyon, Talk with your lender...they can tell you what they will allow. Does the $7000 included, owner's title insurance? Recommend that expsense to anyone buying a home.

That's a question for your accountant. PMI is tax deductible depending on your income either if filing jointly or single tax payer. The point may be deducted as part of your costs to close. ... more

If your premise is rent vs. buy, NewB, and your numbers are accurate, then you have your own answer for the present. If you want agents to "sell" you on the idea of buying a home, that's another inquiry entirely. More than likely, using your figures, in three years your upside on paying a mortgage will surpass paying rent and someone else's debt. Once that happens, you never look back. Good Luck!
