You may want to also add traffic to the list of things to research if you are commuting for work. You can pull up live traffic a few times at peak commute times to see how it is in each area.

The problem with many East Bay Area cities is that they are primarily bedroom communities – and Dublin is no exception. While there are great local parks, hiking trails, decent restaurants and good shopping close by (Hacienda Crossings and Stoneridge Mall) and an iMax theater, if you want really fine dining, great entertainment, regional parks … like all of us who live in San Ramon, Dublin, Livermore, Fremont, Union City, Newark, Hayward, San Leandro, San Lorenzo ….

You are going to need to drive or BART to get to them.

Once you are willing to accept that you are going to need to drive a bit to get to most Bay Area “destinations” – then the options are really endless.

Pleasanton schools are rated excellent. San Ramon schools are good as well.

The new schools in Dublin are improving but you may not want to buy a home based on school scores only.

Pleasanton (where I live) has very nice neighborhoods, family oriented some within walking distance of the schools.

You could use the schools ratings but also take a look at different neighborhoods.

the neighborhood

When we bought I was determined to buy a home with a three car garage however, at the time I was not a realtor. My realtor didnt give us very much information on the neighborhoods. if I new then what I know now I may have purchased in a different neighborhood.

currently there are a lot of homes listed as short sales and you may be able to get an excellent deal.

Cortona offers large LOT size, great bang for the buck, ranging from $236 per sqft, BRAND NEW, same has as big as 8700sqft LOT... That's about 13% off the list price.

Currently it is listed at $519,000 and I am trying to figure where to start for negotiation when making a offer, it seems Toll is pretty firm on list price. Thanks!

Have you considered Tralee Village? They are located where the old Pack N Save used to be. They have recently reopened and offer a lot of nice amenities. I believe their pricing begins in the $470,000 for 3 bedroom 2 bath and they have 2 models available. I'd be more then happy to escort you on tour of them if you'd like.
