This is a two bedroom, two bathroom home north of downtown, but in a very nice area. As one Realtor noted below, unfortunately much of the information on consumer sites is incorrect or outdated. If you are not yet working with a good Realtor, I would be happy to talk with you and set you up with your own personalized website giving you direct access to 100% accurate information directly from the Austin area MLS. I work for buyers at no cost to them, and one of the top rated agents in Austin, and have a great team to help us throughout the process. Please contact me and I'll be happy to see what I can do to help!! I also have an excellent worldwide referral network in case you need to sell a property where you are moving from. Joe

You might know this already, but just in case, the monthly rate calculation included on sale listings are a mortgage payment based on current sell price. Hope this helps. Any questions, let me know. ... more

Joseph Casey answered:
PPSF of land? Was that the question? There is no exact amount, I've seen lots with tear-down houses sitting on them for $85 PSF near the UT campus, other areas of Austin the prices will be higher or lower depending on the specific area and zip code. $85 PSF might sound like a good deal but on the few lots I looked at in the area, they were all overpriced when you factor in planning costs, architectural design fees, permit fees, construction and other building related costs.

If you need assistance acquiring and developing property in the Austin area, give me a call (512) 800-1316. I have over 20 years experience in real estate acquisition, development and sales.

Best Regards,

Joe Casey

Lisa is right. It's a Virginia area code, but be aware that cell phones can actually link to an overseas phone. due to the clumsy english in the ad, I'd say that there is a very strong chance that this is a scam and the most dangerous type. Read Trulia's warning about sending money etc.

It looks like the $6624 is the base rent for this location. This is also a triple net figure(NNN). Basically, it looks like they're selling the business, but do not own the building and that is the monthly rent they are currently paying. If you would like some help and are not yet represented by a Realtor, I have a great Commercial Realtor who is also a Certified Commercial Investment Member (CCIM-only about 1-2% of Commercial Realtors earn this designation). He does not charge you, the client, typically for his services, and is excellent at what he does. If you would like, contact me and I will put you two in touch with each other. Good luck,
