PPSF of land? Was that the question? There is no exact amount, I've seen lots with tear-down houses sitting on them for $85 PSF near the UT campus, other areas of Austin the prices will be higher or lower depending on the specific area and zip code. $85 PSF might sound like a good deal but on the few lots I looked at in the area, they were all overpriced when you factor in planning costs, architectural design fees, permit fees, construction and other building related costs.

Lisa is right. It's a Virginia area code, but be aware that cell phones can actually link to an overseas phone. due to the clumsy english in the ad, I'd say that there is a very strong chance that this is a scam and the most dangerous type. Read Trulia's warning about sending money etc.

Basically, it looks like they're selling the business, but do not own the building and that is the monthly rent they are currently paying.
