Hello PvandeVelde, if it was it would have been snapped up real quick but does it sound like a possibility to you? I can not make sense of the link you provided but the price is low so it may have been a NOD, notice of default amount which the owner has 90 days to cure and another 60 days before it goes to the auction at the court house steps. All properties go for full market value so good luck.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

I think the key answer to your question is choosing a real estate agent who has something at stake in working with their clients. I've been in Downtown Los Angeles since 1997. I've launched over 20 careers in Downtown Los Angeles real estate. When you choose a Buyer Agent like me to represent your interest, I work to protect your interest. This is where sitting online and searching for home doesn't make a lot of sense. You don't have someone explaining all the possible pitfalls and upsides. I suggest finding an agent who has excellent Yelp reviews (my team has 30 five-star reviews), experience in the market place, and knowledge of all the buildings. By the way, I have all the original sales literature of all the condo buildings in Downtown Los Angeles here in my office. I use this literature to help educate my Buyers to the properties they are interested in. I explain how Developers oversold the UPSIDES and HIDE THE DOWNSIDES of investing in Downtown Los Angeles. I then show clients what the truth is about a developments ie past lawsuits, future lawsuits, and potential challenges we know they will encounter sooner rather than later (ie losing the Mills Act, building coming up across the street, rising HOA fees, etc). You need to choose an agent that knows the good, the bad, and the ugly and isn't afraid of letting go instead of creating an excellent client relationship with you.

I find that most sales are happening in Downtown Los Angeles as pocket listings. For example, we negotiate with the Seller a fair market value for their home. Instead of listing the home and letting it sit, the sale happens and the general public never even sees the home hit the market.

If properties are sitting on the market, they are usually listed with out of the area agents or new agents in Downtown Los Angeles. They usually don't understand the market and they usually don't have in-house properties for their listings.

We work with clients in the surrounding communities in Downtown. We specialize in Mount Washington, Highland Park, Boyle Heights, Lincoln Heights, etc.

I have two houses in escrow right now on the boards of Downtown. The other thing you wan to think about is that condos are designed with the idea of community. There are restaurants, common areas, and various amenities that make it better than living in a house. No yard work, sharing the expenses of property maintenance and depreciation of the property or building. Though I am personally tempted to jump from Downtown and land in a house, I keep coming back to the conclusions that Downtown is perfect for me. Also, with the new schools, it's getting better for families.
