As a realtor, I help to provide the names of potential inspection companies, but it is the buyer that picks, arranges the inspection, and meets with the inspector. But, keep in mind there is the cheap method and the expensive method. The cheap method is a chemical test they run. The expensive method removes the lid and inspects more thoroughly. It depends on the local MLS... those things could mean slightly different things.

In my area...
Under Contract means someone has written a contract, and the seller has accepted.
Active Contingent means that the property is under contract, but they're still allowing showings, and would happily accept a back up offer.
Pending means that you're under contract and all contingencies have been met.

The HOA is horrible. Board members consist of retired folks who love nothing better than to find "violations" like a grill cover blown from another residents grill......$100 for tarp on patio. "Only patio furniture and grill allowed on patio" Failure to send notices for extra costs such as snow removal and then attach legal fees and late charges for bills you never received. Nothing but problems. My lawyer used the term "gestapo" when describing the HOA there. ... more

I would definitely think a generator would add value to a home especially if you live in a colder climate like I do. Yes, replace carpet and do not give carpet allowances. Reason? Buyers cannot 'see' a carpet allowance however they can certainly see and recognize new carpet. I suggest a builder's grade. They have lots of colors and textures to pick from in this category and all will work just fine. ... more

I just handled a sale where my seller took a deep loss on the property because when they built 6 years ago the builder ran into unexpected drainage problems so they had to build a small retention pond, big $$$$. It made the project go way over budget.
CHEAPER isn't really the question you should be asking. WISER may be a better question to ask.

I'm not an attorney, but since seller terminated the contract, you no longer have a contract. Since sellers have left town and no longer want to honor the contract, it will be very difficult for you to obtain ownership of the property.
Regarding the "10% required day of sale", is that earnest money the listing office is holding? I'm not sure what you mean.
Concerning buying at upset price...I don't believe the bank can sell it to you at any price unless seller is on board. They will have no choice but to foreclose, which can take a very long time.

Great question! You definitely want to reach out to the HOA at any time when thinking about expanding a deck or any other modifications to the home. I do know that Marsh Harbour's HOA is managed by FirstService Residential and their contact number is 800-870-0010.
