I agree with Diane. Contact a real estate agent in the market you are interested in and they can provide you copious amounts of data to your hearts delight! Depending on their Multiple Listing Service (MLS) most agents should be able to provide you Listing Price to Final Sale Price. I would also ask for any seller subsidy and subtract that from the final sales price to get to a true net sales price. Also the real estate professional should be able to also tell you if the buyer what type of financing the buyer used: be it a conventional, FHA, or VA loan, or if the buyer paid cash for the property. Cash buyers can indicate investors and you may see patterns that some zip codes have a higher percentage of cash buyers than others which could signal an area in transition that investors see as a profitable market. Keep in mind the NAR has published an historical up tick in market closings in late spring early summer after the spring market. Really depends on the clients but I like to give them something they will definitely remember. I am a big fan of giving grill as gifts. They have a BIG impact, especially when I drive up with a trailer to personally deliver it. Or if no one is home I will leave it on the deck or patio with a giant red bow and a thank you card. I have also given a lot of Home Warranties for older homes or homes with older systems and appliances. It gives the client "piece of mind" and if anything does go wrong we come out looking like heroes!... more
