Tim certainly has everything well spelled out below. The only thing I would add would be to ask the title company to let you know which rights were transferred to you when you bought your house and land. They usually have attorneys working for them or in the case of Capital Title; it is owned by an attorney. Only if this doesn't get you the answers you need would you need to hire your attorney. ... more

Getting it right:

Your question illustrates a great point. Real estate is so much more than just legal terms and jargon. It requires that Realtors are attentive to detail and, as required by law, maintain their right to practice real estate by continuing their education throughout their entire careers in order to better serve the public.

In answer to your question, you could be referring to a property's Bundle of Rights or perhaps even to mineral rights. In addition, there are easement right-of-ways and marital rights. But in the end, you did the right thing by exercising your right to consult with a real estate expert who can not only answer any questions that you may have but to also give you the advantage of their years of experience in safeguarding the rights of consumers including both buyers and sellers.

I hope this helps you and sheds some light on your inquiry. In closing let me state that I am not a one-size-fits-all Realtor, but who knows---maybe I am just right for you!

Good morning Jennifer,
As pointed out by my colleagues below, the marketability of your home depends on many inter-related considerations. Assuming that what you are seeking is accurate, honest information regarding the proper marketing of your home in a timely fashion, contact a reliable Realtor with a proven track record of success. Their training and knowledge will help your real estate transaction be a pleasurable one.

Doing a drive by a house for sale and listening to sounds over 15 minutes, talking with neighbors, seeing if there are times of day such as a school dismissal that affect traffic, checking for sex offenders, etc. are all good things to do prior to buying a property. When you choose a Realtor to assist you, he will point out even more things than this to check out before buying. Good luck! ... more

I'm not sure whether you have received any help with your question. If you would like to email me your information I would be happy to pull together some comps for you. Would there be a way that I could view the home personally? It is one thing to pull comparable homes based on size, number of bedrooms, etc., but I would really need to be able to see the home inside and out to provide you with a truly accurate listing price and advice as to what may or may not need to be done to get the home market ready.

You can reach me at 785-393-8342 or tolandhippe@stephensre.com

I look forward to hearing from you,

Hi Shaun,

As others have mentioned, Trulia does not accept FSBO submissions directly from property owners at this time. However if you choose to work with a flat fee broker or agent in the future, he/she can submit your listing to us via the link below.

Dave:

Indeed, it is Bank of America that I am referring to in my earlier post. I have been in contact with them and have received the basics of the program which are as follows:

Program Summary The program allows up to 95% loan-to-value (LTV) for:

• Existing medical doctors who are actively practicing

OR

• Newly licensed medical residents who are currently employed or in residency

OR

• Newly licensed medical students who are about to begin their new employment/residency within 60 days of closing.

To be eligible for this program, all applicants must have a minimum credit bureau score of 720 and at a minimum requires a demand deposit account (DDA) with Bank of America.

I have a little more information about this program and you are welcome to call me with names of individuals you can assist you in finding out more.

Again, I would love to be of help to you in finding a home. Please feel free to contact me at : 785-393-8342 or tolandhippe@stephensre.com.

Hello Daniel;

Right now there are 5 single family homes on MLS that offer HOA with exterior maintenance and further amenities for the HOA price. These homes range in price from $249,900 - $499,900. It would really come down to your needs in a home, your price range, your age (as a couple of these properties are for seniors), and other factors that are important to you as a home buyer. I would be happy to help you further with any of your buying needs.

Granite Transformations does have a showroom in Lenexa. They work in Lawrence all the time and I'm sure they'd be happy to give you a free estimate.

Here is the URL to an "independent review" citing a cost of about $67/sq ft. If you got an in-home consultation for this product you may find it near or more than the cost of slab granite.

You might consider updating the hardware on your cabinetry. It's hard to say without seeing your kitchen...

Good luck with the sale of your home - hopefully you can do what it takes to make it a competitive offering!

Realty Trac is not a listing or selling firm, they simply take information from foreclosure notices and public notices and compile them into what you see. They are in the business of selling infomrtaion, they want someone to click on their link and subscribe to them to find out more information. Sites like trulia then pick up teh realty trac feed, and publish it here. You will need to contact realty trac direct as chances are they are not going to see your posts here. ... more

For many years the size of Lawrence has been restricted by the KS Turnpike on the North, the Wakarusa river on the South, Farmland Industries fertilized plant on the East and our City Commission in mid town.

It has an outstanding school system, great quality of life, and various activities at KU: Sports, theater, music, ect.

We do have properties available in various conditions and price ranges. Touch base with me and I would be happy to get you more information.
