Ask him, if he/she was a cash buyer then it is likely they are investors who may be fixing the house to sell anyway. It never hurts to ask. You will likely pay more than you offered previously, hopefully they will have made repairs and improvements that would make a new offer acceptable to you.

These are done differently and may not net you the desired result. A face to face consultation with an agent will answer the details of both of these.

You do not need to trade your home for another home directly to make this happen. If you are doing a tax savings exchange it must be done properly and in a very specific way and timeline. As for your own home, I wouldn't limit how the trade happens as you cut down your buying pool and are restricted to a certain home.

I have seen house trade websites from time to time. I do not know how valid and fruitful they are. I would advise you to proceed with caution on those.
