The best advice I can offer you is to simply contact your state real estate commission and ask them. Your question isn't particuarly clear, were you paid a referral fee in NY for people you referred to a comapny in Florida, if so this is perfectly legal you don't need any form of license in Florida. As long as you have an active license somewhere you are entitled to receive a referral fee. You cannot however sell or list real estate in a state where you do not have a license. I wouldn't be overly concerned, unless someone is filing a complaint nothing is likely to happen, but if you are concerned, contact your real estate commission, tell them what happened and I'm sure it will be resolved without your losing your license, At worst you may be remprimanded. ... more

Since it seems you want it said it's your broker's fault, let's go with it! Your broker's fault.
Now what?

You are an independent contractor. You have NO RIGHT of employment. You were never, and will never be an employee of the broker. Just as he has the right to fire - You have the right to walk!! It is a mutually beneficial relationship of "no strings attached." If you don't like this arrangement, get your Brokers license so you can have full autonomy.

If you're smart, you'll "get on with it," finding a new broker, and capitalizing on your ability to speak another language. It's called niche marketing.

Another thing....

When someone takes the time to answer your question, do NOT bash them or their response with personal insults. You sought our advice! We asked you nothing! What you have written below is shameful and unbecoming to anyone in our profession. It lends credence to those who would call us "used car sales people."

If you remain in real estate, you will find your market area is a very small world of professionals with whom you will do business over and over again. Don't be the person everyone hates to see coming!

It would depend on what your HOA documents say. I know of a community in our area where the homeowners are required to list and sell their homes exclusively through a Realtor chosen by the association. It is very important to read all of your association docs before buying any unit so that you are not caught off guard by unexpected rules like this.

I wish you luck dealing with them. Associations can be bears.

I will assume you did go through with it...

Check out current rates and programs in different banks, not just the one you purchased through.
Then, refinance, if it makes sense financially.

When comparing rates, make sure you are comparing apples to apples:
1) Ask for the note rate (rate you'll be paying)
2) APR - Annual Percent Rate - that rate includes your closing costs.
When choosing by rate - APR should be the lowest you can get.
3) Ask what your closing costs would be - and get them in writing
4) Ask what the process is to lock your rate (until it's locked, it could change)

There are new programs available that will allow to buy with a bad credit, but they do require more money down and their interest rate is higher. The best line of action is to fix your wife's credit.

You need to find a good mortgage pro that can recommend a credit repair company.
There are many credit repair companies, but not all are legit.

Other things to do is to get rid of your wife's outstanding debt - completely, if possible,
or get it down to 30% of available credit, on all credit lines.

If her credit is "underdeveloped", then you need to open secure credit card lines of credit.
You need a total of 4 good credit lines - 24 months long each.
Make sure that your credit lines are reported to credit agencies - by asking the bank rep.

Additionally, you can contact credit agencies requesting to eliminate the wrong info - if any.
They are supposed to respond within 30 days.

If you can show the appraiser all of the upgrades you have done along with the dollar amounts you may be able to get the extra value. If not that sale could really impact your home. The appraisal has to come back at the sale price or above. If it doesn't the bank will not lend the buyers the money. Your realtor should be able to prepare a package of information for the appraiser that details all of the upgrades.

Rosy, be very careful of advertised properties that are not listed through a Realtor. Most of the RENT-TO-OWN advertisements are scams.

Most of these advertisements are properties that are in foreclosure and you most likely may not have the time to purchase the unit from the actual owner.

A true rental with an option to purchase has to have a tangible consideration on top of the market rental price. This consideration can be paid monthly in addition to the monthly rent or can be paid as a non-refundable one time up front payment. This consideration freezes the sales price at today's value and you have the advantage of buying a year from now at yesterday's price and the option is applied towards your down payment. If you do not execute the option, you forfeit the option.
