Geoff Ommen answered:
You can use any agent you want to view this property or ask questions about it. The listing agent represents the seller, and not the buyer unless proper dual agency documentation is signed. If you are currently working with an agent to purchase a home (which there is no charge to the buyer) they should be able to contact the selling agent on your behalf.

+1 to Suzanne's response, but I'll take it a step further. Mortgage lenders start to disappear around $50k-$60k range and very few (except community banks and credit unions) even go below $40k. By Illinois law, if the total loan costs exceed 5% of the loan amount the loan becomes subject to "high-cost regulation" which lenders will avoid at all costs (no pun intended...), so in the lower price ranges they either have to eat the fees and do the loan for free, or just take a pass on the business.

In the $5k-$10k range, your borrowing options will probably be restricted to personal loans, credit card cash advances/convenience checks, or borrowing from your personal retirement account.

This property appears to have been rented. Quite often these sites lag a bit in getting the most up to date information out there on properties. You may wish to work with an agent who can search for you and assist you to find something else that is available to rent. If you call any of the agents in Trulia that you would like, I am sure they would be glad to assist you. Most of us are working with renters daily. ... more

Jake Johnson answered:
hello,

Our company can do purchase loans down to 531 credit scores. We are one, if not the only, banks that are doing these loans at these scores through the FHA. If you have 3.5% to put down on the property and three types of proof that you have credibility in paying back your debt we may be able to help. My office number is 888-536-3001, ext. 1540 and my email is jjohnson@lendamerica.com. My name is Jake Johnson. Good Luck! ... more
