I did a large survey on larger tracts in Teller County, and came up with $5K-$6K per acre. That said, i suggest you get in-depth information about the water for the area (Is a well allowed? If so, what has been the average production in the area recently? If there is a central water system, get some input from others being serviced by that entity.) ... more

That was my listing and it sold in July for $2500 as you've seen from the other answers. It was in extremely rough shape and was listed as a safety and health violation by Teller County Building and Health Dept. It was not in livable condition and didn't have a well/water source or septic/sewer source. It was on a small lot (.30 acres) and didn't have room for well and septic because of the proximity of the neighbors' wells and septics. The man who bought it may be fixing it up to sell at some point, but I don't know that for sure.
