Modern renovated apartments do exist in Astoria however a 2 bedroom would rent for $3 - 4,000. per month. Unless you're willing to pay more than $3,000./month, give up the dream of renting a modern 2 bedroom apartment. Find a 2 bedroom that you can easily afford without going broke and so what if the kitchen appliances are old or the bathroom needs to be updated.

You do have other options. Instead of Astoria, you need to look in other neighborhoods. Also the nearby suburbs (Nassau County or Westchester County). Overall the suburbs will give you more space & more modern apartments for the same price that your rental charges in Queens. And it's easy to commute into Manhattan.

And did I forget to mention that the suburbs don't charge a broker's fee? Usually, the landlord will pay the commission BUT if the landlord refuses, then you will have to pay the broker fee. Sorry.

I suggest looking at a Map of the area first! This is what 4 block off of the take off ramp at LGA? Look at the current Asking price and the Past comps on the same address. What is the 5 Year Appreciation rate. What is the Walk score? How is the area serviced by Public transportation? IMO, I'd never show one of my clients this part of "Astoria Lite" unless they Insisted! ... more
