I deal almost exclusively with investors. There are lots of issues with real estate investing and there is no simple answer. Return on Investment is in generally declining. The more money down generally the better return. There are also opportunities to make money on appreciation, but that is more speculative.

A couple of years ago you would have been wise to find a foreclosure specialist. It was a specialty market and some of us went through some extensive training and certification to become experts. The two major certification programs are Five Star REO Certification and CDPE (Certified Distressed Property Expert). I have them both.
Today's market, though is getting back to normal. Out of the 40 active listings in Discovery Bay, only 2 are REO's (foreclosures) and only 1 is a short sale. My advice to you is to find someone who really knows Discovery Bay and who is very active in this market. Your focus should be on finding the right home for your needs - not necessarily focusing on foreclosures. Find a Realtor who will qualify your needs when it comes to lot orientation, proximity to fast water, sun exposure and other important factors.
An active Realtor can also help scout out the market to find the perfect home for you even if it may not yet be on the market. Please feel free to review my sites or to contact me if I can be of further assistance. Good Luck in your search.

Discovery Bay is a wonderful community with waterfront, golf course and gated communities with walking trails, community pool, decorative lakes and beautiful landscaping. The summers are much warmer than Nipomo’s 70-75 degree averages, with our 80-90 degree averages.

It is a perfect area for retirement with its nearby orchards and fields of strawberries, with over 40 farms in the vicinity that produce fruits and vegetables that are sold here and in many other farmers' markets in the bay area. That's as fresh as it can get!

You can walk to a golf course, drive 5 minutes to a winery and vineyard, handpick your own cherries and strawberries straight from the farm, have a choice among 50+ lovely parks, participate in the annual cornfest, and still be just an hour or so away from San Francisco.

Inventories of homes are low and homes are selling on the water starting from the low $500,000’s and in the gated communities of the Lake and Lakeshore homes are starting in the mid $300,000’s to mid $400,000’s. The lowest priced lakefront home is 1323 Discovery Bay Bl at $229,000. The lowest priced deep water home is 2122 Portside at $359,900. Both properties will need a little work. Yes, deep water home prices are still coming down BUT on an individual basis. What do I mean by that? Many of the DW homes are Short Sales or Foreclosures and will not close at the "asking" price yet some are traditional sales. Depending on how much is owed on that traditional sale and the motivations to sell, the traditional sale may well come "down" to the market and be a much better value than the SS or Foreclosure sans drama.

Email me and I will set you up on a MLS search with your specific criteria so you will see what I see as homes come on the market.

Effective May 1, 2011 when working with me, Marston Myers, on a traditional sale, I will pay up to 1% of the purchase price towards your closing costs. Limitations may apply based solely on the Lender and Loan product you choose. In Discovery Bay that is about $3k to $8k in your pocket. I have been a Discovery Bay Realtor for over 10 years and Broker for 5 years. I am very familiar all the deep water neighborhoods pros and cons.

No one has a magical crystal ball... in all of our years of knowing the Discovery Bay area we have never seen the prices as low as they are right now. Who knows what the prices will continue to do!
