There is no lot rent,you own the property. The HOA is 310.00 a month to include expanded cable, water ,trash, landscaping, and use of all facilities.

I have been a property "owner" for 20 plus years- and owned beautiful homes that I have doubled the value of with my husband- as he did his day job and I basically made the home what it was- beautiful and desirable to buyers. I also raised 3 children, did the bookkeeping, investigating, painting,decorating, listing, etc... and we double our profits- but then D Day came. He "Mid-Lifed" on me and basically lost his sense of reason.... his loss- but I paid too, emotionally, financially and how people see me once they see that I have to rent at around 1000 or less a month. The issue I am have is with your statement is how you classified "Low Income Renters" and that" they have decreased the quality of your life in Porto Vista". Please, please do NOT equate a lower income individual (especially when things have happened to them in life that are beyond their control and they lose all they have worked for-) Believe me NO ONE is immune. It can happen to anyone- even your job, your money, your investments... the strength of security that they offer you or anyone is like a protective wall, but, in your imagination alone. I was one that had it all and in ONE day became one who barely had a thin, and was so crushed that I couldn't even get through a entire work day without breaking down into tears. Which made it even harder to pay rent. I was lost and afraid, but didn't lose my sense of cleanliness or taste or intellect. I can make a 750 dollar rental (a month) clean and classy to where the most distinguished of guests feel at home. In fact, I know A LOT of wealthier people who are basically slobs. Money and income does not create a better person, neither morally, nor in any other aspect of life. Financial inequality is just another form of prejudice and being familiar with both sides I can speak with accuracy and experience. ... more

A Diplomat Home, since it says that you are looking in "My neighborhood in Diplomat" is an area in the North section of Cape Coral. Diplomat Parkway runs east to west, and ends at Burnt Store Road on the west end, and U.S. 41 on the east end. This is a growing area, though still sparsely populated. The first traffic light was finally installed 7-10 years ago. Because it takes you to U.S, 41, I suspect this will end up being a major road in North Cape Coral. We used to race our cars out on this road back in the 80's when there were hardly any homes in sight. Diplomat Middle School was built in 1987, and is used as a hurricane shelter. With both of your incomes combined, you might be able to buy your own duplex! Then once you saved money, you could move up to other homes and rent out the duplex!

As the others told you, Lee County Electric is the electric company. This particular home is still on well and septic. The City of Cape Coral handles the water for homes that are on central utilities. ... more

This is a great community! We purchased 3 years ago and love it. The HOA is run by volunteers and we all get to vote on matters. Like any HOA, there's those who complain about it and those who volunteer :o)

This community is beautifully maintained, pristine, friendly and conveniently located. Piles of restaurants and shopping in the area, and Publix is right next door (super handy). We love it here. Very affordable and a wonderful value. Easy, no maintenance lifestyle with lovely amenities including a gorgeous infinity edge pool, a fitness centre and a community room that can be booked for private events. All in all, a real gem of a find -- both from a lifestyle and an investment perspective.
