I don't recommend it simply because when you are dealing with a bank or corporate owned property you are dealing with a large entity not an individual person and as employees come and go there is miscommunication and issues than can come up much more easily which could cause a great deal of frustration for you. Bank and corporate owned homes rarely are available rent to own unless you already occupied it before the foreclosure as a renter. http://ForeclosureIQ.com ... more

Your best source is using a local Realtor. Realtors pay to gain access to records not always available or easily available to the general public. Plus, they are most likely familiar with the homes already listed or recently sold in your area. ... more

Hi There! There are quick easy ways to build credit. I would be happy to share with you some of the ways you can accomplish that in 6 months or less. Additionally, there are programs that have more leeway with little to no credit. For example, FHA will be a lot more lenient than a conventional program. If you have some issues with credit, I have a great resource for that too. I have referred many clients to Kelly Wells at C.R.O.W. to help them clean up their credit. She has done some amazing work! Please let me know if there is anything I can do to help you achieve the next step. I am happy to help you put together a plan! ... more

travis,

This is something that you should process with your local real estate representative. They will best be able to advise you on this.

There are many factors that need to be considered that go well beyond the "asking price" of other homes in the area.

Good luck,

Bill

Do you know what part of the greater Houston area you would like to live?
Have you got a budget?
When do you want to move?
There are parts of Brazoria County that have acreage and have 100% financing if it is in a less density populated area.
I would suggest using a mortgage broker that is familiar with all the programs offered in our area.
Starting with getting prequalified is a great move toward a happy home purchase experience.
You are more prepared to negotiate and you are more prepared to compete since many of the homes are getting multiple offers.
If you want to talk about the home buying process more give me a call at your convenience.

I would be happy to represent you and give you the benefit of my 29 years of selling experience.
The best part is in most instances the seller is paying me.
Looking forward to hearing from you.

Hello JD,

If the bond will cover the required 3.5% you need to bring then you can easily use lender or seller credits to cover all most of your closing costs. I have access to all of the down payment assistance and bond programs so if you would like to discuss this further just let me know.

Hope this helps.

If the property is listed as Owner Financing available then you can use this option. Be careful about making sure that your interests are protected in this type of financing.

AJ answered:
I greatly appreciate all the responses. I was advised by my credit union that I would have to wait a few years after chapter 13 to apply for a mortgage, hence the 4 year wait. I also understand the need to possibly pay a higher interest rate, etc., which I am flexible to do and it will be my primary residence. The response regarding USDA seems to be exactly what I may need. I will check this option.

Thanks again everyone for the assistance and valuable information.

Sorry Katherine but unless you have A LOT of equity and you can find a hard money lender, you will not find anyone to take the risk of refinancing your home loan.

I guess my question to you would be...do you want this to be a short or long term lease? Are you wanting to make your home an executive rental or are you just leaving it furnished because? I currently have a lease listing in the Scarsdale area and have had the home shown 7 times in the last 3 weeks with 2 second showings. I believe we will be accepting an application this weekend.

I also have an appointment for a new lease listing tomorrow in League City. I would be pleased to sit down with you, show you the comps and let's decide what is the best way for you to get this place rented. Just call me and let's set something up.
