I don't recommend it simply because when you are dealing with a bank or corporate owned property you are dealing with a large entity not an individual person and as employees come and go there is miscommunication and issues than can come up much more easily which could cause a great deal of frustration for you. Bank and corporate owned homes rarely are available rent to own unless you already occupied it before the foreclosure as a renter. ... more

Hi There! There are quick easy ways to build credit. I would be happy to share with you some of the ways you can accomplish that in 6 months or less. Additionally, there are programs that have more leeway with little to no credit. For example, FHA will be a lot more lenient than a conventional program. If you have some issues with credit, I have a great resource for that too. I have referred many clients to Kelly Wells at C.R.O.W. to help them clean up their credit. She has done some amazing work! There are parts of Brazoria County that have acreage and have 100% financing if it is in a less density populated area.
I would suggest using a mortgage broker that is familiar with all the programs offered in our area.
Starting with getting prequalified is a great move toward a happy home purchase experience.
You are more prepared to negotiate and you are more prepared to compete since many of the homes are getting multiple offers.

If the bond will cover the required 3.5% you need to bring then you can easily use lender or seller credits to cover all most of your closing costs. I have access to all of the down payment assistance and bond programs so if you would like to discuss this further just let me know.

I greatly appreciate all the responses. I was advised by my credit union that I would have to wait a few years after chapter 13 to apply for a mortgage, hence the 4 year wait. I also understand the need to possibly pay a higher interest rate, etc., which I am flexible to do and it will be my primary residence. The response regarding USDA seems to be exactly what I may need. I will check this option.
