Trulia lists on their site all homes that are in Default where a Notice of Default has been posted. That means that these types of homes are where the homeowner has missed at least 3 monthly payments. Some are working on Loan Modifications and will have success doing that. Most will not, and will end up putting the home on the market for a "short sale" or will end up in foreclosure.

This home does not yet appear to be listed by any Realtor and is therefore not being offered for sale. Also, the amount published is not a sale amount.

I agree with Trisha - no agent contact info, and the market rents in the area are quite a bit higher than $1,250/mo for a 4/2, 1700 sq ft. SFR.

If you can find a real estate agent willing to take you out to a home today then you probably have found your real estate agent you'll want to continue working with - as most of our industry will be at pool parties, BBQ's & the beach!

Actually the property is in the city of Pomona. From the looks of it the owner is in serious default on his loan and it should have been auctioned on 8/13/09 but for some reason it has remained with the owner.

We are seeing a lot of properties in the Inland Empire set for auction then saved by attempting a loan modification at the last minute. I have to assume that property is going through the loan modification process because this property is not currently listed in any MLS. If it was listed on the MLS it would definitely be a short sale as the owner paid $361,000 when he purchased it in 2007. Its probably worth about $170,000 in today's market.

The only way to really know what is going on it to speak with the owner directly.
