Yes, but the account you deposit to should be the same as the name on your lease. The lease normally has the name and place to mail your payment. Depositing your rent directly to the account, will assure your rent is there on time and you will have your deposit receipt and your cancelled check to show you paid. This is an option we give our residents. Normally, they are provided a blank deposit slip to start. They can copy that or fill one out at the bank. Most of the residents love this. My husband and I were in the process of purchasing a home inTimber Farms from LC HOMES. We went through the process of putting down our deposit, picking out everything to make our home beautiful. We were excited and ready. We were not able to see the exact lot because the street was not built. The house was to be finished around the end of the year, maybe Jan or Feb. We were originally told Oct 2016, then the end of the year, then Jan or Feb 2017. We were told our deposit could be paid in increments as the house was being built, but then we were told it was due by 7/31/16. Once we made our $8,000 deposit, then the road was put in.

We could now see our lot. When we saw the lot and what was directly behind it, I cried. There is an asphalt company practically in my backyard. This should have been disclosed. My husband and son both have asthma and my mother-in-law (who will also be living with us) has COPD. You could smell asphalt half way up the road. THERE IS NO WAY WE COULD LIVE THERE. This was such bad business! You could not see anything from the construction site before the road was put in; it was hidden by mounds of dirt and trees. My husband asked several times what was around our yard since we were in the cul de sac. The seller could have told us, we could have made an informed decision to pick a different lot or not buy at all. And they refuse to give any of our money back. I've heard bad things about the Capanos bad business dealings but thought since this was an established neighborhood there wouldn't be any problems. Now we know why they didn't build homes there when the rest of the development was built.

I wonder who else has been stuck by them in this development buying a home on Asphalt lane (Marie Ct.)

Natural gas is slowly making its way into Sussex County but only in a handful of places at this time. We do have gas heat but the gas is propane gas. The most efficient units (other than solar and geo-thermal) would be the ones that are "dual fuel" where the HVAC system automatically switches between propane and electric, depending on the weather/temperatures. Your heat pump conserves gas while operating as the primary source for heating and cooling. By switching to gas heat during extremely cold temperatures, you use the strengths of propane heat when it is most needed. ... more

with a cola or CPI increase annually beginning at 3.4%
Only 10 were offered. It is unknown how many owners responded.
Current leases expire in 2025 and are valued at only 650 dollars/yr.
How much this new deal will increase the value of each property is unknown.

If a property is selling for under $300,000 one block from the beach, it is most likely a land lease situation. Many of the properties in Rehoboth by the Sea (near Dewey Beach) are land lease properties. The owner of the lease has notified the real estate community that they will not renew the lease; they may consider an offer to purchase the land under which the house sits. Currently, most of the leases have anywhere from 12 to 15 years left on the lease, and it is difficult to even get a mortgage on these properties. ... more
