The big decision maker will be cost. To do a glass enclosure right, where you don't have the humidity issues, you're looking at 10 - 20 times the cost of a screen enclosure to do glass. A typical screen enclosure will cost around $10,000. The code compliant glass room, is going to need climate control and impact glass windows. The company I know closely in Orlando area says you're looking at $150,000+ for that.... but it then becomes habitable living area of sqft added to the house.

We are looking at buying a 2,500,000 home that has a great rental history and income. So far all loans have required 20-30% down. Does anyone offer a 10-15% down payment?

Great credit…

Hi Wademark53,

Your best bet is to call a local Realtor for the area of Destin.
They will be able to send you via email current listings with your criteria.

I think some may look for experienced Realtors, but most just want someone who really knows the area and doesn't waste their time. To me a step in the right direction while trying to find a good Realtor is seeing which ones answer the phone when you call, or return your call when you leave a message. If you trust someone to list your home, then you have to know that they will answer their calls....It could be a buyer calling about your home! ... more

Irene,

I would consider Panama City Beach on the west side. I've managed properties in both Destin and Panama City Beach and you get a great return for your money in this area with the right manager. Find an agent like myself that understands both the vacation rental and sales side and sit down with them to discuss options and locations. Please contact me if you need any help! ... more
