Erica Texada, Realtor answered:
I'm a local agent to Southern Dallas county and Northern Ellis county. The number of foreclosures have dropped significantly and home values are on the rise, compared to 2-3 years ago. Inventory is tight so many homes are getting multiple offers. So there is stability in the area. The best way to truly assess an area is to contact a local agent who knows the market like the back of their hand. If an agent is more than 25 miles away from an area 9 times out a 10 they are not an area specialist. ... more

T.E. & Naima Sumner answered:
These days scammers are getting more and more clever.

Some people are so twisted that they come up with ever more complicated ways to cheat you out of your money. A Realtor can help you find rentals. Just ask a Realtor in your local area to find you a place to rent. As to a specific offering of a property, there are absolutely no guarantees that a scammer might not be behind it. Often a Realtor can help you avoid the scams.

But even we Realtors can fall victim to unscrupulous owners. For us it's a cost of business, but for consumers it can be especially frustrating.

Go to the Worcester section and post your question or look up the Realtors who are handling questions there.

I love making a sale happen and getting new business however in this case it would not be in your best interest to short sell your estate. WIthout even hearing your circumstances I would say NO SHORT SALE. Once you short sale your estate you will have to wait a min. of 2years before being able to negotiate another purchase. Don't be pulled into the short sale pit unless you plan on renting for 2 years. Plus a bank wont even toy with the notion of a short sale if your property is so under market value. If you have not thought about it yet perhaps turning your estate into a rental property would be advised. If you are able to pay your monthly payments and have play money afterwards a lender might be willing to finance your next estate. I know it could be a hassle however it might be your only way out.

With a short sale 2 years, foreclosure 3-5years, a bankruptcy it really depends on your route of financing. Whether it is an FHA loan, or a Converntional both have specific guidlines that will need to be meet. Contact your local lender, if you need a proper referral just let me know. I love doing business in Desoto.

Feel free to contact me in regards to helping you. Anytime you deal with a lender you have to have the attitude of ," you want my money well earn it." Most builders will through in free upgrades, discounts and higher end packages at awesome prices. Make them work for your hard earned cash if there wasn't money in it they would be out of business. I personally love the fit of a new estate however contact justify some of the costs associated with the overall build. NOTE: I cannot help you if you don't ask for my assitance.
