What is ballpark price-per-square-foot for custom home construction for houses in the 2000 to 2400 square foot range in Alviso, San Jose?

Asked by Kevin, San Jose, CA Sat Oct 15, 2011

Alviso building codes require no living space on first floor. First floor is good only for garage and not-partitoned space.
The square foot I mentioned is living space on second and third floor.

That area was swamp and parts were Bay bottom. With water pumpage from deep wells over the years sink holes actually cause the collapse of the old harbor.

Suggest you order soil studies to ascertain the foundation will hold up. Is it rock or sandy soil ? Is there any renewed land subsistence evidence?

Hi Huskers:

Great points raised. From the valley builders will charge you about $150/ sf

From other areas such as SCZ and Los Banos about $100-$125 / sf.

Good luck.

Hi Perry,

I realize that this is an older post, but would like to see if you have any contacts of any builders from Santa Cruz and Los Banos area?

While I can't say much about compliance costs for Alviso's building codes, you should budget $150-175/sqft for a basic home before interior finishes, with the cost going down proportionally as the size goes up. On top of that, you can add basic finishes for $50K or $250K for what locals consider luxurious. Foundation, utilities, and permits are other big unknowns you should check out.
