Buying a new build in Ewa Beach Hawaii, can't decide between hardwood floors or tile that looks like hardwood? What is a better investment for?

I'd go with the nearly indestructible tile if you frequent the beach (bring back sand) or have kids and/or dogs. However, I think real hardwood would be the best when considering re-sale value and is a classic look that never goes out of style. You just have to take some care not to scratch the finish - so if that doesn't jive well with your lifestyle - then the tile choice might make the most sense for you. One other drawback to wood - if you ever get a leak in your home, it could ruin the wood while tile will hold up beautifully even in a flood.

We went with Wood laminate flooring. We have pets and three boys and they hold up well! We had real wood in our old home and it would scratch easily. You can resurface hard wood but laminate is easy to replace and more cost effective. Tile is nice but it is harder to pull up if you decide you want something different later. We saved a lot of money going with a high quality wood laminate and it looks amazing!! (the snap in plank kind maybe Pergo)

As a follow up, We have tile in all the bathrooms where leaks are most likely to occur...

Both tile flooring and wood flooring have their benefits and drawbacks.

Wood floors are warm and classic. It can get scratched or take water damage but you can always strip and refinish it (even a different color if you're in the mood) or remove it relatively easily.

Tile floors are cool and and hard. If you drop something breakable on tile it's pretty much toast. Tile floors will take a great deal of abuse but the grout can get (and remain) dirty and once you pick a color you're stuck with it.

Really, it comes down to personal preference. Some buyers will prefer wood. Some will prefer tile. Cost wise you will put out a bit more for hardwood.
