My suggestion is to stop searching on the web by yourself and get a professional to assist you. This is a very fast paced market because the inventory is low. Most of the good homes go in the first few days and if you're not ready, you miss out.

Your BEST option, if you're serious about purchasing a home is to get with a Realtor who knows the area and can help you through the process. That's the FIRST and foremost step in purchasing a home. Check with friends and family to see if they can refer someone to you or research sites, such as this one to find a good professional Realtor such as one of the few that already answered your question.

Your SECOND step is to get pre-qualified for a loan. AFTER you find a Realtor, he or she will have you meet with the lender that he or she uses regularly. This is important.

Thats an easy one to figure out. There are three different contractors currently building at the Mission Lakes Country Club. Stop by their site; introduce yourself and show him a copy of your parcel and get them to bid on the 2,000 Sq Ft home you are thinking of building. Get at least two if not three bids before making your decision. Getting "Comps" on homes sold would not give you a good direction, the cost per sq ft would be way off of the mark. If your house does not sell in a short sale, it is most likely that the lender will foreclose. After all, the supposition in a short sale is that you have a financial hardship that prevents you from making payments on your mortgage. If the lender does not receive payments on its loan, the lender has the right to foreclose.

If a home is properly priced and properly marketed on behalf of an owner who has a legitimate hardship by a Realtor who has experience in handling short sales, there is every reason to believe that it will sell successfully as a short sale.
