I work for a direct lender in the mortgage industry who offers FHA VA, and USDA loans in 47 states down to a 550 credit score. Are lowest score we accept for government loans are 550 when most lenders require a 620 and brokers a 580. You need to have two years of income with a score over 550 with bankruptcies discharge date 2 years and over. We have basic guidelines and a pretty easy process. Trulia doesn't monitor this forum, so you won't get an answer from them.

You should probably contact Mark directly and ask him how he arrived at 'the most recommended'. As an officer at a local association, seems that's where you would start and it's surprising that you don't know how Trulia works.

OR you're posing as an officer of an association, which is just a weird thing to do.

The issue here is the "approved list" used by lenders. This was most likely an issue on the original purchase causing you to pay too much initially. . In the market, lenders do not want an honest appraisal. What they desire is an appraiser who "hits the number". If he/she does not, they will be removed from the approved list and thus the whole specter of inflated values comes into focus. I.e. quality appraisal work is not desired in this industry and that leads to problems for anyone wishing to sell at later date, especially within 2 years. ... more

Assuming that you are buying using FHA loan you would be required to have a down payment of 3.5% + closing cost of about 2-3% for conventional loan you would need 5% down payment and 2-3% on average to cover your closing cost.
