Unfortunately, you need to get your scores up to at least 640. Sounds like you should find some other housing options until you can get pre-approved. Sometimes disputing your accounts causes more issues than it's worth and drags the process out further. I'd be happy to refer you to a local lender who can give you an idea of exactly what you should be doing in order to get pre-approved in the shortest amount of time.

You could do an "owner carry" situation. I would talk to an attorney and have them draw up a contract with payment terms that work. Without decent credit, she won't be able to qualify for a regular mortgage. And she can't just take over your mortgage. ... more

FYI - Trulia and other sites like Zillow and even are a TERRIBLE resource for searching for homes. Not only is the search functionality not very good, but more importantly...the listings are very old and outdated. You are not looking at active listings. 9 times out of 10 the home you're interested in has been under contract for weeks. This is just a marketing website. It is not supposed to replace the MLS or replace the services of a professional real estate agent.

If you don't have an agent yet, I'm happy to help. I'm based in Erie, but I'm happy to show you homes anywhere in the Denver metro area. In fact, I have a new listing coming on the market in a few weeks in the Roxborough area of Littleton for around $450K. Let me know if I can help!

In NC, Buyer's Agents can be entirely paid by the Seller, yet represent only the interests of the Buyer. If you deal with a listing agent or another Realtor in the listing office to show the property and write the offer, you are dealing with a Dual Agent by definition. The commission can be the same; however, all of it stays within the same office and the Buyer and the Seller are both represented by the same brokerage firm. Would you like a Buyer's Agent who is not affiliated with the seller yet is paid by the seller AND helps you with the entire process of home search, market analysis research of the property value, advises you on details of the offer, helps you with home, radon, water, pest, septic inspections, etc., lender issues, all the way to closing? Who wouldn't?

I'm happy to help you! Keep in mind these sites (Trulia, Zillow,, etc.) are not very reliable for searching for homes for sale. The listings can be very outdated, not to mention the search functionality is severely lacking in many areas. The only way to successfully search for a home is to have a Realtor working for you as a Buyer's Agent. (It doesn't cost you anything to have an agent working for you since we typically get paid by the seller/listing agent).
