You may need a better agent. The stove and dish washer are usually considered a fixture meaning attached and they do stay with a home. The refrigerator, washer and dryer are not attached, so are personal property and can be included or taken what ever teh contract states. ... more

What kind of listing are you talking about? Are you trying to sell your home by owner? Or is it listed for sale with a Realtor? Or are you just looking at the public records info for your home? If you're trying to sell by owner, you need to go back to wherever you listed it to begin with. Maybe on Zillow? Nice house! You should talk to your listing agent about this. Agents can pay to be a "Premier" agent on these sites, and the listing will be "featured".

But frankly, if your home is priced well, looks great in photos and shows well, you shouldn't have a problem selling it. As long as it's in the MLS you should be fine. Good luck! ... more

Are you sure you need to do a short sale? Most home values have appreciated so much in recent years that people can actually sell for more than they owe on it. (Unless you just bought it recently and need to sell now due to a financial hardship). If so, you should sit down with an agent who is experienced with short sales. In this market, you really don't need to fix anything on your home. You'll likely get plenty of offers and people willing to buy it "as-is". As far as the bank coming after you...they shouldn't...if you have the right people working for you. However, it WILL negatively affect your credit score. ... more

There is no "official" timeframe for seller to receive the settlement statement. Ideally, your agent would have tried to get the title company to get it to you at least 1-2 business day prior to closing. But what you're referring to (loan payoff) really isn't an issue. If the loan payoff amount changed, then your lender will send you a refund check in the mail for whatever difference there is. This is very very common. I wouldn't worry too much about it. ... more

The price per sq. ft (PSF) averages about $260/ft above ground. It's hard to price a house based solely on sq. ft price. Homes with basements, ranch home with no basement change the PSF. So you can use it as a baseline, but I would not put too much weight in the PSF. I be happy to give your home a valuation.
