I would suggest the north east metro area such as Thornton, Northglenn and even Brighton. Also eastern Denver such as Aurora. Still lots of good opportunties for single family homes in that price range. Feel free to contact me and I'll create a search for you in the MLS.

Aurora near the hospital is an outstanding place to invest. Real estate in that community is probably the least expensive in town. It is by no means "hip," but I think you'll see a huge ROI over the next 5-10 years if not sooner.

Buy a rental -- there are a ton of young residents who will pay top dollar to live close to work.

How big of a condo and where? We are experiencing a CRAZY Seller's Market due to the severe lack of inventory. There is basically NOTHING out there for $100K. I think a lot depends on the situation. If the person is here on a work visa, and has a social security number, steady employment history, etc. then it is a lot easier.
