You have the ability to submit a professional review at any time.
If you don't have one already, you will be prompted to create a profile on Trulia as a part of submitting a review. It helps ensure that reviews are from actual clients.

Submitting a review on Trulia:

Log into your Trulia profile, then click on the "Find an Agent" link in the green search bar at the top.
Search by your agent’s name and service area.When your agent appears in the results, click their name.
Select the “Reviews” tab beneath their name and photo on their profile page.
Select the orange “Write a Review” button.

Once you submit your review it will be sent to moderation. We moderate each review before publishing it on Trulia. If the review meets our guidelines it will be published onto the professional's profile.

Our home is estimated on all other websites for over $500,000 but Trulia has us estimated at $239,000. HUGE discrepancy!!! WHY???

Trulia from what I can find out is headquartered in China. The other websites are within the United States of America.

We had both tax assessor and appraiser and they both were over $500,000 with the appraiser at $560,000. Trulia, you need to repair your software! Zillow is much closer of an estimator.

Lenders and appraisers do not even look at internet valuations, so they say. You can log into these websites and try to fix their errors, but the computers does not change or update their valuation of property. Good luck getting anything changed on this website!!!!

Hello, I agree with the agent stating Denver is one of the fastest growing cities in Charlotte area, It is a town located a few miles from Charlotte but the tax rate is much much lower than Mecklenburg, and the traffic is minimal. Homes and lake properties are much less expensive than Cornelius and Lake Norman. There are numerous lake properties for sale in Denver that will go soon, as the peak season is getting ready to start up. I recommend contacting Eloise Morano at Lake Realty 704-582-1312. She has several lake listings in the Denver area, specifically properties in Harbor Oaks, a new, very nice gated community. Eloise helped us find our first home. Can I get a home or am I stuck renting?" if you meet that criteria, and your income here is properly documented. you will probably be able to get a loan. Down payment would be 3.5% for FHA, 5% for conventional and possibly less for other types of loans. Closing costs, if not negotiated to be paid on your behalf by the Seller, could be several thousand dollars. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. There are a LOT of services, restaurants and retail including a Lowes and Walmart Supercenter at the intersection of NC 16 and NC 73, which is at the southern edge of Denver. The Shoppes at Waterside Crossing has Arby's, Bank of America, Blood Sweat Gears Cycle & Skate, Dilworth Coffee, Eden Nails, Great Clips, Harris Teeter grocery, Japan Restaurant, Kangaroo Express gas, , Lincoln County ABC Store, Mc Donald's, Pizza Hut, Sports Page Food & Spirits, The UPS Store, Walgreens, Wing Street.

Denver is not necessarily a boating community, just like Huntersville on the other side of Lake Norman is not a boating community. Of the 210 homes in Denver that are currently on the market, 53 are waterfront and 21 have a waterview. So, water and lake based activities are there if you want or like that sort of lifestyle, but the area is not so isolated that all there is to do is "lake". Also, there are many housing options in the nearby surrounding areas like Pumpkin Center area of Lincolnton, Stanley, Lowesville, North Charlotte and Huntersville. Having a garden is safe about any where as long as you have the land to do so. Even HOA communities really have no issue with a garden as long as it is in the back yard.. As far as chickens /horses you need to stay out of an HOA community for sure.. I would say pretty much any rural area with at least an acre not in a HOA would allow horses etc. I have a pocket listing coming up and has 2 acreas in Iron Station, which is very close to Hwy 73 and Denver .. That's a good question! You should work directly with an agent who can help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's listing and you will be able to start a dialogue.

That is a large question. I live in the Denver area and I would say in a nutshell it is all about what is important to you. In general, Denver is a pretty diverse community and more rural than say Cornelius and/or Huntersville. Denver nows has a new 4 lane Hwy 16 direct into Charlotte and I think for this reason when the economy ramps back up, Denver will grow because of easy and quick access to Charlotte and the airport. Sherrills Ford area is more rural than Denver and less shopping and general retail. Still fairly undeveloped.
Again, it is all about what you are looking for in a community. We like living in Denver, because we have shopping that we need everyday and the area is a little less congested and quieter.
There are good schools in Denver, Huntersville and Cornelius. Denver has an excellent Charter School and a Christian School close by as well as typical public schools.

Properly staging a home makes an enormous difference in how a home shows. It certainly can make the home more attractive to buyers and potentially lead to a contract more quickly than homes that are not staged.

Property pricing the home has the biggest and best impact in getting a home sold quickly. If you have a beautifully staged homes, but put the wrong price on it - it will languish in the market.

Priced right AND staged? Home Run!

The reason your credit scores have a wide range is because not all creditors report to all three credit companies (Equifax, Transunion, and Expirian) you have a good credit reporting to just one bureau and some negitve credit reporting to another bureau. That is why most lenders base their underwriting on the MIDDLE score.

640 is enough of a score to qualify for a USDA loan but it sounds like the next lower score is too low to qualify(620 is the minimum score necessary). So, I would find out what credit is reporting on that middle score and see if you can pay down some debt or perform some sort of credit repair on that middle score so that it shoots up above 620 and then you will have a better chance of qualifying for that USDA Loan.
