Christina, the best thing to do is pick any 1 Realtor and work with them only on getting real and available listings in your price point. Realtors are the only ones who have current information, no website on the web has it but us. Plus a lot of scamming going on, with fake rental listings. Be careful and be smart.

For an older neighborhood, North Lakes Park is good. For a newer one try Northpointe. If you want to pay a little more, try Sundown Ranch, or Wheeler Ridge.

Hillwood properties is building the state's largest outdoor mall and a year around indoor ski resort that will drive increase in property values for North Texas.
If you are looking for acreage that qualifies for an agricultural exemption, you can pay as little as $20k or as much as $125k per acre. The further away from the city, the less expensive the land and in Texas, there is ALOT of land to chose from.

You could also do the reverse. Many of my investors look at about 10x rent for value. So if your rent is $1200/month, then home might be worth $120,000 or less. This doesn't always hold true and can depend on age, condition, renters etc, but is a quick method.
