I have a home for sale in Denison. It was built in 2003, it is 3bd, 2bth, 2 car garage with 3 car garage w/plumbed for bathroom and kitchen. The den, dining and master bedroom has rough hune handcraped wood floors in a dark oak color. Split bedroom setup. Two bedrooms 11x11 have carpet.
Kitchen is large with island and eat in dining, also seperate formal dining area. Fireplace (propane),
Master bedroom is 14X16, large master bath w/garden tub, seperate shower and walk in closet.

Property is in Waterloo Lake park area and is thus undeveloped which requires us to have a septic system. Three car garage in back is plumbed for septic and water also. There are several fruit trees in the back. The property is 3/4 acre. Large circle drive in front and extra parking pad. Asking price is $229,000. Ron Ballou,

Thank you for your inquiry.

The MLS status of 508 Byran is "Pending", meaning that it does have a contract pending.

I have found that the third party listings sites frequently do not have the current information on properties.

I always recommend using REALTOR.COM for property information. It is directly affiliated with the MLS system and is always up to date.

Hi Chylve,

REO holders review all offers and typically accept or counter-offer to the highest bidder with acceptable qualifications. Your best bet is to review comparable area properties that have recently sold with your agent and then offer what you think that it is worth to you. If the property holder accepts your offer then you will have purchased it for a price with which you are comfortable. If the property holder accepts a higher offer then the property sold for more than you feel it is worth and you should continue to search for another property.

REO holders sometimes respond promptly and sometimes take a very long time and there is not much you or your agent can do to cause them to respond differently.

If you get this property, then congratulations. If you do not, don't despair because there are currently many REO opportunities and I am sure that you will eventually acquire the perfect property for you.

Most likely all you will be charged is an escrow fee. Based on the cost of the property it should be minimal. Check with the escrow officer handling the transaction. They will have prepared a settlement statement with a detailed breakdown of all charges. Hope this helps! ... more
