There are many variables when pricing a home for current selling value. Variables like, location, views, age of roof, A/c. Updates like kitchen, bathrooms. Type of floors, land.....the list goes on.

List prices range from $54,500 up to $229,900 with a median list price of $76,900. Over the last 6 months we have had 89 sales so inventory levels are running at 3.77 which is a market favoring the seller so pricing pressure should remain to the upside.

I am not sure why the 4 listings in Bar Harbour are not showing up for you as they can be found on Trulia. As of this afternoon we have one 1 bedroom unit and three 2 bedroom units available and I have a complete analysis of the building and these listings if you are interested.

Your question is linked to a unit in Coastal House which is well south of The Avenue, even south of Linton so a totally different market than Bar Harbour.

The market in Delray Beach has cooled a bit but well priced properties that are properly marketed still sell very quickly. We listed a great two bedroom condo right off Atlantic Avenue on December 9th and put together a fantastic on-line presentation. By capturing the attention of the on-line buyer we were able to have 4 offers for our client within 48 hours. You have to take a valuation that shows up on sites like Trulia with a grain of salt as they grab homes within close proximity and look at square foot sales prices which as you know are only a small part of the story. Especially in an area where 513 Andrews Avenue is located where proximity to the beach and Atlantic Avenue play huge roles as does the lot, age and type of construction, quality and condition of finishes; the list goes on.

Not sure where you are seeing a sale for 300 Sandpiper as public records show no recent sale at this point and reviewing our Multiple Listing Service I see no activity on the home. Unless there was a recent private sale that I am unaware of I do not see any numbers that could be used as a valid comparable. And in fact the homes are very, very different even though the square footage difference is only 387. Sandpiper is an old Florida home built in 1937 while Andrews was built 65 years later. Sales valuation listed on Trulia for 513 Andrews are from before the current home was even built so again there is much, much more to determining value than looking at an on-line source that cannot have the local knowledge needed to provide information that could be determined to be valid.
