Go to the listing you're interested in, park and watch the folks who drive or walk by for 30 minutes. Those will be your new neighbors.

When priced right, everything sells and everything rents with no problem.
If it is a "red zone", the common sense should tell you, that you may not be very successful with a short term/ vacation rental, but will have to look for a long term tenant.
I hope there are realtors in your Florida family to help you check the background and the credit worthiness of your prospective tenant.
Good luck with your investment.

Just a thought, but besides the local police department perhaps your insurance agent and your insurance company has statistics and safety tips for you.
