That is a great question but it may be the wrong question to ask. Most of the Drexel Hill area is in Upper Darby. (Some in Haverford Township). If you are an investor you should also be looking at the local tax structures. it is true that Drexel Hill has good rental income but it also has some of the highest real estate tax structures in the county. You may receive higher rental income but it may be erased by the higher taxes. the secondary effect is that the appreciation rates may also be lower due to the real estate taxes.

It makes sense to consider all of the factors and to calculate the return on your investment based on many other factors, age of property, deferred repairs, real estate taxes, access to public transportation, potential for resale, subsidized rental availability, vacancy rates and a host of other considerations.

I have managed many properties in Drexel Hill. It is a great area for income but income is only one leg of the stool.

Strange thing is it depends which side of Ashland ave the home is on. In one section, the values are actually beginning to rise. On the other side, they are still low. The area was hit hard .

The area is good. Many of the residents in certain areas are older and are either are down sizing or passed away and the families are quickly selling the properties. I am from West Philadelphia and am not impressed with anything in the city. But if you are single or a newly married couple Philadelphia may work. However, if you want a starter home, within a quiet area, and will be in the area for 5 years or so then look at Drexel Hill. I am a renter in this area, and was skeptical, but I have had nothing but a good experience since I lived here. I found, that if you are friendly, and introduce yourself to the people in your neighborhood you will get a much better experience than being an introvert. Also visit the blocks that you wish to reside in and interview the people, if they had a bad experience I usually ask them to elaborate on incident(s) to see if it was isolated or a growing problem. ... more

"Radnor" can be in Upper Merion or Radnor Township, while "Villanova" can be in Radnor or Lower Merion Township. Generally, homes in Townships with perceived excellent schools will be higher priced than the same home in a Township where the schools are not as highly regarded. Taxes are lower in Upper Merion because the large retail businesses there (King of Prussia Mall) generate tax revenues for that Tonwship. Taxes are high in Radnor because the schools are well-funded.
As Nick has said, all real estate is local, even from hosues to house, so I am not sure if the answer will be helpful or not.

If the trendlines are still in decline, true equity through increased property value will not be possible. However, additional principle payments IS an low cost, highly efficeint way to maximize the value of dollars you spend on housing.
Digging into the current status of community homes to analyze the distress factors may provide some insight regarding what is likely to occur in the coming months or year. This coupled with the prevailing issues such as FHA financing. flood zones and insurance costs COULD all combine to impose conditions that could further supress value growth.
Consider the conversion to an income producing situation. You may find there may be a shortage of housing in Darby and income properties generate sufficient cash flow to compensate for lagging real estate values. Many of the same issue mentioned also make it more difficut for citizens to buy homes creating a greater need for rental real estate.
Finally, strategic improvements of the home, for instance adding a bedroom to create a 3 bedroom from a 2bedroom has significant influence on value and the market segment in which it will compete. A recent home sale involved the additon of a chair rail, wall paper and paint, and yielded a $28,000 benefit. Do not over improve. Your real estate professional will be able to advise regarding the community value ceiling you must stay below.
If you are seeking ACTIONABLE guidance, you really need to have a meet up with a Darby PA real estate profesasional. They know the market. They know the needs. They know the obstacles.
