It's kinda tough these days getting in an apartment without good or ok credit, however it can be done it just may take more looking around than usual and perhaps you will need to visit them in person before filling out the application to explain your situation to them and perhaps that will help them build some trust in you and not pay so much attention to your credit. I am a real estate investor in Oklahoma City. I think the only option you may have is to rent it out, lease purchase it, or owner finance via wrap around mortgage.

If you lease purchase or owner finance, you can get a good chunk of money down to help with your next home purchase, however, you may not be able to get another mortgage loan (especially another VA loan) because you would still carry the mortgage on this house.

Hello Curious! Something you should consider when thinking of buying a home with a basement. In this area there are pretty much no homes with Finished Basements. So, in most cases, the appraiser is not able to count the square footage of the basement in the overall square footage of the home. So having a basement could be quite nice, but realize it most likely will not help the home's value when it comes time to appraise it.
