When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Actually, Smoketree is located in Gwinnett County even though it has a Tucker address and zip code. Most of Tucker is located in Dekalb County, except for the area which crosses over the Gwinnett County line. I just moved from Smoketree out of state (June 2012). It's a wonderful neighborhood, very family oriented and great location with respect to highway access and downtown Atlanta. Unfortunately the schools in the area (Nesbit Elementary, Lilburn MS and Meadowcreek HS) are not the best. Most of the children in Smoketree either attend private schools or are homeschooled because of this. The housing prices have dropped dramatically over the last few years, in part because the number of foreclosures has increased. That said, it would probably be a steal to buy in this neighborhood right now. Besides being family oriented, there is a homeowner's association (optional) which runs the pool and neighborhood events. Their used to be A LOT of events throughout the year (e.g., Halloween and Easter parties, summer pool parties, fall chili cook-off and square dancing, annual cookie swap, progressive dinners for adults, etc.). Since the HOA is voluntary it has been hard to maintain these events because those that volunteer have done their time and then some! It's a tough job to coordinate events when you have minimal help. Frequently it's the same people volunteering and they only have so much time to gi,ve. However, various annual events do take place and are quite enjoyable. In addition to the pool, there are two tennis courts, a cabana and a beautiful little lake. My family lived there for over 15 years. In many ways it is like a 1950s neighborhood in terms of community feel. Kids play outside and neighbors really do watch out for each other. Hope this info helps! ... more

Hi Sally,

My wife and I went there a few weeks ago, and really enjoyed it! I think that it is a great addition to downtown Tucker, and know that it is getting a good amount of business. We were recommended to it from some of our neighbors who go there often. The food was very good, and at reasonable prices. While I have not tried it yet, the "Woo-Hoo Special" seams to get a lot of buzz! :)

I have lived and worked in the Lithonia area for 20 years. Both the 30038 and 30058 zip codes have what I call, "high crime" pockets. However, this is true for most major cites. I suggest selecting an agent that knows the area before purchasing. Depending on your purchase reasons and criteria, you can be very please or very disappointed. Prices can range from $7,000 for an attached unit to $650,000 for a sprawling mansion on acreage. ... more

You should always be represented by your own real estate agent for starters. Let YOUR "buyers" real estate agent deal with the "horrible listing agent".

Your real estate agent probably has a list of contractors who could give estimates for the repairs that need to be made.

When you have done your homework, make a discounted offer based on deductions from list price for the repairs. Include copies of the repair estimates contractors have prepared for you.
