Andy Wood answered:
If you are buying a home you should use a mortgage professional because they will have to pull it when they do your loan. They can also guide you if your credit is less than perfect to get you in the right position to buy.

Feel free to call me if you would like assistance...

Stefanie Cohen PA, ABR, SFR answered:
I see in your reply below that you are not using a Realtor. If you have not already done so, you need to speak with a real estate attorney.

I wish you the best of luck, but keep in mind, that a Realtor would have been able to advise you and walk you through the process of buying a home. A Realtor would have provided you with area comparables, just like the appraiser used, and chances are, you would have known before you even signed on the dotted line, that the propery would not appraise.

Hope it all works out for you....

Antonio Vega-Pacheco answered:
Circumstances change for everyone. As long as you continue to make the payments on time I don't think anyone will care. However, since you signed a "second home loan" the lender will always have the prerogative to call you on your default (other use) and demand payment in other words have you settle the loan early. This can always be fixed or avoided by refinancing the home after a few years, when you know the exclusive use of the home will be rental property. ... more

Anna M Brocco answered:
The question is subjective. Best area should be dictated by personal preferences, budgets, wants, needs, lifestyle, etc. , therefore why entertain what other people think or say, another's opinion may not be anywhere near the best thing for you; why not simply visit the area(s) of interest more than once and at different times of day, and see all firsthand; real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods. ... more

A couple of things you need to know. First an appraisal is not a "fact" it's an opinion of value based on some research. If the appraisal wasn't done well, it could be way off. Your agent or lender should review the appraisal with you to see if the best comparable sales were used. If not, you may be able to provide the appraiser with better comps and request they reconsider.
Next, are you buying a FannieMae Homepath property? They generally don't require an appraisal, but your agent should be able to make sure you don't overpay.
