If there was no mention of a broker fee online where you found the home nor on the application you submitted, then it seems to me that the landlord should pay for the broker fee. That's a cost of owning and renting property. However, I don't know how good a deal the property is or how competitive a rental market you're in. If you have lots of other choices to rent, then you're in a strong negotiating position to refuse to pay the fee. If this is a rental you couldn't easily replace and they've got lots of other applicants, then you might consider a compromise -- offering to pay part of it just to get your foot in the door. ... more

Consider looking in "Find an Agent" at the top of Trulia website. Just search in the area you are interested in, and you should get plenty of agents, but can't guarantee if all are qualified. Should check some of the reviews they got, as well as the answers they leave. Not all answers are good answers, especially if they are generic and don't give you much help.

I see that the links were provided below. If, as you say, your loan is not Freddie or Fannie, I think that Sanjeev laid it out pretty accurately below.

If it is Freddie or Fannie, many lenders are not able to finance even HARP when you ar that far underwater. However, some of us still can.

Yes! FHA loans only require a 3.5% down payment and you do not need to be a veteran for that type of loan. Also for this loan, I have been able to give them out with scores as low as 580. So if you are in the area or above, you should have a good chance. Otherwise, I recommend that you work on your credit score. The simplest way to fix your credit score is to pay off your debt and revolving credit balance on time. Also, it is important to have money for closing costs as well so be prepared for that. They are just using an example down payment, it's not what they are asking. Trulia doesn't sell houses, they just advertise them. To use your own figures just google mortgage calculator and find one you like, plug in your numbers and your off.

Like Tony said, 2 years from the discharge date for FHA, and even then it depends on the credit you were able to establish since then and the payment history. Typically lenders are looking to make sure you do not have any type of delinquent credit since the discharge of the bankruptcy.
