What happened to having a being a prudent investor and yet be blocked from using those assets as collateral? I not allowed to utilize the benefits of obtaining a loan that is within my ability to repay.

How many states other than CA that has an asset qualifier program?

The short answer, Jesse, is "sometimes." If the builder's preferred lender participates in the program and you meet all of the requirements, you should be able to use down payment assistance on a new home. Unfortunately, some local builders discourage the use of such programs. One even raises the earnest money deposit to over $7,000 if you choose an outside lender and makes it very hard to get back those funds.

Your post reads "30030," a Dekalb County Zip Code. Some builder-preferred lenders participate in some of those programs, but you need to go about setting things up the right way.
